7 simple things a plumber in Hamilton would do to avoid UNEXPECTED plumbing disasters!

  1. Hot Water Cylinder

    The first thing I would check is the condition of your cylinder … it may be past its use by date. (There is a sticker on the side of the cylinder showing the date it was made and if it is high or low pressure) Some hot water cylinders, especially Low Pressure cylinders, can last 30 to 40 years and sometimes longer, depending on the quality of your water and whether valves have been fitted to it or not. When checking your hot water cylinder, look for rusty, damp patches on the cylinder casing … especially round the top and bottom seams. This indicates your cylinder is leaking and should be replaced. Old hot water cylinders tend to have a lot of foreign particles aka brown sludge sitting in the bottom of them (particularly if you have a wet back installed). Over time particle build-up can block your inlet valves and also lead to discolouration of your hot water. As preventive maintenance, I would flush out the cylinder, annually, to remove any foreign particle build-up.
  2. Hot Water Cylinder – Valves

    Hot water cylinders require a set of valves to operate efficiently and safely. These need to be regularly checked for any signs of leaking. Leaking valves cause problems such as: • Reduced hot water flow • Allow water to spill out of the vent pipe and onto your roof • Increased power consumption— your electricity bill. • Shower flow fluctuation problems—hot then cold or reduced flow.
  3. Hot Water Cylinder – Safety!

    Sometimes, hot water cylinder thermostats fail, which means your hot water can be scalding HOT! In this instance, I would immediately replace the thermostat with a new one and also check the element. If you have relief valve fitted and your hot water cylinder thermostat fails, get your valves checked. The reason being, boiling water will damage the rubber diaphragms inside these valves. As a further safety measure, I would also do the following: • Make sure there is a tempering valve installed which prevents scalding … if the thermostat should fail • Adjust the thermostat to the recommended 60 degrees Celsius which also prevents the growth of Legionella bacteria • Install seismic restraints to keep the hot water cylinder in place in the event of an earthquake. All of the above – such as valves, temperature, seismic restraints are all required by law under the New Zealand Building Code.
  4. Taps and Mixers

    I would check ALL the taps and mixers in the house for drips or leaks. A huge amount of water is wasted each year from dripping taps. Damage is often caused by leaking taps not being repaired immediately. What happens is, as people keep tightening the tap handle, to try and stop the dripping, this can result in the tap seat being damaged beyond repair. So, if your taps are dripping, you have 2 options: • Replace the tap washers or if it is a newer tap/mixer, replace the ceramic cartridge. • Replace with new taps or mixers. If your taps or mixers are fitted with aerators, it’s a good idea to regularly remove them and clean grit/dirt from in behind them.
  5. Sinks & Bathroom Cabinets

    Check under your kitchen sink and inside bathroom and laundry cabinets for leaks from tap connections and any piping including waste water fittings. A simple leak in a cabinet can often go undetected and after a long period of time can end up causing major damage and sometimes irreparable damage to your cabinetry.
  6. Toilet

    I would check the age and condition of the pan and cistern. If you don’t have a dual flush cistern, I would definitely replace older cisterns with dual flush. The reason being, a dual flush cistern will save a lot of water. They have a half flush (3 litres) or a full flush (6 litres) setup. With the correct pan, these cisterns are designed to flush away solid waste on as little as a 3 litre flush. Toilet pans should be checked for cracks and leaks in behind as these often go undetected and can cause damage to flooring. The pan should be securely fastened to the floor as a loose pan will cause the flush pipe to work loose and could lead to leaks in behind your toilet.
  7. Roof & Spouting

    ROOF:

    If your home has an iron roof, I would check for rusty patches which could indicate that sheets may need replacing. The other thing I would look for are loose nails. The reason being, the old way of fixing roofs was with lead head nails which were notorious for coming loose and lifting up. This, in turn, makes it easy for rainwater to trickle down the nail shank, through your iron room and soaking into the roof framing … causing them to eventually rot.  If the roof has loose nails, these should be removed and replaced with Tek screws which are watertight and do NOT come loose.

    FLASHINGS:

    The older houses had lead flashings around roof penetrations such as chimneys and flues, these deteriorate with age and can crack causing a roof leak. These should be replaced with Dektite rubber flashings.

    SPOUTING & DOWNPIPES:

    Not only are these important for removing water away from your home, but they also play an aesthetic role. I would make sure these are fixed properly without leaks. Spouting and downpipes are made from plastic or iron. Plastic goes brittle with age and will crack whereas iron will eventually rust. So if the spouting or downpipes are leaking, cracking or rusting, I would replace these. In finishing, nobody likes unexpected surprises or disasters so, as a plumber, these are a few of the things I would do avoid any nasty plumbing disasters
